We are lucky to be only minutes from Picnic Island Beach — a local hidden gem perfect for relaxing, swimming, and watching incredible sunsets. - Getting Around - - Picnic Island Beach & Park: 5 min - Tampa International Airport: 15 min - Downtown Tampa: 15 min - St. Pete’s Pier & Beach: 0.5 hr - Clearwater Beach: 1 hr - Important Information - To ensure a comfortable stay, please note that Tampa's beautiful tropical environment means you may encounter local insects, including no-see-ums. We recommend bringing sunscreen and insect repellent. For your security, the property is equipped with exterior security cameras (at the front door and overlooking the driveway) and a noise decibel monitor inside the home. These devices do not record conversations and are in place to ensure the safety of our guests and property.

This is our home, and we love sharing it with respectful guests. Please treat it with care, and make sure everyone in your group is familiar with these rules. ✅ General Guidelines No Parties or Events: Absolutely no parties or events. Zero tolerance. Check-In/Check-Out: Check-in at 3:00 PM, check-out at 10:00 AM. Early/late requests are subject to availability and fees. Unapproved late check-outs may result in extra charges. Local Bookings: Reservations from guests within the same city require prior approval. Smoking/vaping/e-cigarettes: Smoking and vaping are only allowed outside. Fire Safety: Dry leaves under the deck are a fire risk- please only smoke well away from the home. ($250 fine if violated) Quiet Enjoyment: Noise must be kept to a respectful level. Quiet hours are 9 PM – 8 AM. A noise-monitoring device is in use (no recordings, just decibel levels). Guest Limits: Only registered guests may stay overnight. Exterior cameras verify compliance. Primary Guest Age Requirement: The primary guest making the reservation must be 21 years of age or older and must be present throughout the stay. • Exceptions may be considered on a case-by-case basis, with additional verification required. No Commercial Use: No professional photography, videography, or unauthorized business activities. Illegal Activities, Substances: Absolutely prohibited (including firearms, drugs, or prostitution). 🐾 Pets General Pet Rules - Cats and dogs are welcome! - A maximum of two (2) pets per reservation. - Pets must be fully housebroken, well-behaved, and pest-free. - Pets are not allowed on furniture or beds. - Guests must bring their own crate, bedding, food, and water bowls. Fees & Cleaning - A non-refundable pet fee per pet per stay applies. - If excessive pet hair, odor, or mess causes a delay in cleaning, a minimum $50 additional cleaning fee will be charged. Supervision & Control - Guests must maintain full control of their pets at all times. - Pets must be crated when left unattended in the home. - Guests are fully responsible for any damage, stains, or pest issues caused by their pets. Cleanliness Expectations - Guests must clean up after their pet immediately and dispose of waste in outdoor trash bins. - Failure to clean up after a pet will result in a minimum $125 fine. - Property linens, blankets, and towels may not be used for pets. Damage or Violations - Any pet-related damage or infestation will incur additional repair or fumigation charges. - Failure to follow these rules may result in early termination of stay without refund. 🛠 Guest Responsibility Guests are responsible for any damage, loss, or injury. Please report any damage right away. Unreported issues may result in charges against your security deposit or via the booking platform. 🧴 Amenities & Supplies Starter supplies (toilet paper, paper towels, soap) are provided. Guests are responsible for replenishing as needed. Internet is complimentary but not guaranteed—no refunds for outages or poor connectivity. No confetti, glitter, or package/mail deliveries allowed. We do our best to maintain all amenities. If something stops working, notify us immediately. Refunds for broken amenities are $15/day (when reported), except for guest misuse or events beyond our control (weather, outages, etc.). No refunds for weather or natural disasters. 🔥 Outdoor Features Fire Pit: Turn off propane and replace lid after use. $50 fee if left on after check-out. Grill: Turn off propane and clean after each use. $50 fee if left on after check-out, $25 fee if extra cleaning required. Hot Tub: Keep water above filter line with sanitizer inside. No food, drinks, glass, jewelry, metal, or shoes. Do not power off- keep at 90°F when not in use. Fees apply if misuse requires technician service. 🏡 How to Use Our Home Owner’s locked closet is off-limits. White towels are for indoor use only; use provided beach towels outside. Keep doors/windows closed when A/C or heat is on. “Comfy mode” maintains 68 (min)-75°F. Trash & Recycling: Collection days are Tuesday and Thursday mornings. Please place trash and recycling bins at the curb on Monday and Wednesday evenings. Bins are located on the left side of the home by the gate. 🧹 Long-Term Stay Cleaning Requirement For stays longer than 28 nights, a professional cleaning is required every 2 weeks. This helps maintain the home in a clean, safe, and comfortable condition for you and for future guests. Regular cleanings also allow us to identify and address any maintenance issues early (such as plumbing, HVAC, or appliance concerns) to ensure everything continues working properly throughout your stay. The cost of each cleaning is the standard cleaning fee, and we will coordinate the schedule with you in advance. Guests do not need to be present during the cleaning unless preferred. 📌 Agreement By booking, you agree to follow these House Rules.
